Located at the upper, north end of the unique walled Meridian Hill Park, the existing site features a modernist building deemed historic by the Historic Preservation Review Board and currently used as dormitories for Howard University. Two separate development and design alternatives were conceived for this project; one, an adaptive reuse of the existing building as luxury rental apartments; the second, a demolition of the existing structure and replacement with a contemporary design compatible with nearby historic buildings and the park itself. In both cases, east and west wings of the building would flank a central courtyard facing the park.
