The Illume Apartments and AC Hotel Capitol Hill occupy a former CSX railway plot along New Jersey Avenue at the northern edge of DC’s Navy Yard neighborhood. The design negotiates a host of challenging urban conditions- limited street frontage, connections to existing buildings, an elevated freeway, and City- and Federally-owned below-grade utilities. The resulting development deftly integrates three linked buildings into a neighborhood-friendly site design that includes new circulation roadways and intimate landscaped courtyards atop an underground garage, with a new urban park beneath the elevated highway. The Illume features 756 apartments spread across two buildings, two floors of co-working space, and an extensive amenity program. The 225-guest room AC Hotel occupies a third building along New Jersey avenue, with interiors designed by DLR Group and a rooftop restaurant designed by Ellis Adams Group overlooking the US Capitol. The residential components of the project were developed by JPMorgan and Oxford in association with Greystar; the hotel component was developed by Greystar in partnership with Concord Hospitality.
